Real Estate Investor Survey Reveals Momentum for Greening of Commercial Real Estate Industry

Penton's National Real Estate Investor and Retail Traffic magazines today reported that corporations and developers are responding to the rising demand for sustainability and energy efficiency in commercial real estate, according to a green building survey published in the November issues of both magazines. More than 84 percent of responding corporate users and 77 percent of developers expect to own, manage or lease at least some green properties in the next five years. Energy efficiency is important to four out of five respondents when selecting a green building. Water savings were the second most important factor in green site selection for developers (58 percent) and corporate users (53 percent).

"We wanted to nail down the hard numbers on green building and assess industry attitudes," said Sibley Fleming, managing editor of National Real Estate Investor. "We were surprised to learn of a major shift on that front. For instance, the majority of respondents believe that green building requirements will become part of required building codes in the future."
Among the other survey highlights:

- Corporate respondents are willing to pay an average of 4 percent more for LEED-certified buildings, which meet requirements of the U.S. Green Building Council's Leadership in Energy and Environmental Design rating system.
- Currently 52 percent of corporate respondents and 39 percent of developer respondents own, manage or lease some green properties.

- One in four developers say green building increases construction costs by 10 percent or more.
The survey drew responses from nearly 400 corporate users and commercial real estate developers. A chief goal of the survey was to quantify how much green property is currently owned, managed or leased by corporate users and developers, as well as to determine how much is planned for the future. The special report includes such topics as financing, costs, government incentives and rent premiums for green projects.
